Why do I need an Inspection?

What is the purpose of the inspection?

We believe the purpose of the inspection is to advise you as to the condition of the house as we see it. We do not pass or fail a house. We just provide information to help you in making your decision on whether to call, raise, or fold and run. If a house appears to be, in our opinion, a money pit or a tear down, we will not hesitate to tell you that.

What's in it for you?

After a thorough inspection (lasting anywhere from 2-6 hours depending on house size), where I learn every detail I can about the house, I inform you of the condition of your homes structural components, exterior and interior finishes, windows, plumbing, heating and cooling systems and electrical service.

When I conduct a home inspection and consultation, I can give you a better understanding of the present need for repairs and/or corrective action for various items and suggest actions to take with problem areas in your home. You will also have a better understanding of areas in your home that might need repair in the future, and how to handle these arising problems.

Money you spend.

The cost of the inspection is based on many factors, size of the house, location, whether it has a basement or crawl space or even the number of out buildings, if you choose to have them inspected. We also inspect for and report on wood destroying insects and organisms. I can give you an estimate, custom tailored to your future home, when you call in.

A quality home inspection can be worth its weight in the money spent. Missed items, like wood destroying insects, rotten beams, leaking windows, and poor roof flashing details, can run hundreds if not thousands of dollars to repair. So wouldn't it be better to find these items prior to closing the deal?

Power of negotiation.

A quality home inspection with an easy to read report, can give you the buyer, the power of negotiation to finalize the deal. The report will be customized to your home and will include color photos, with annotation of the issues and/or concerns that we may find.

Major problems with a house can break a deal. Even though inspectors have been called "deal killers," we do not kill deals; the house has a story, sometimes two, and we just write them down. We cannot guarantee that we will find a certain dollar amount of repairs; that is not our purpose. However, we typically find more than you had anticipated.

Summary

So, instead of wondering if the inspection fee was worth it, you will realize the inspection fee was worth its weight in gold. The only thing you'll be deciding is whether to take a credit at closing, re-negotiate the price, have some of the repairs made, or, in some cases, run.

The time to worry is when you decide not to have an inspection because you don't really want to know what's wrong. Having a house inspected before you buy it will save you time and money in the end because you get a quality, thorough check up and helpful consultation of the present and future issues before taking them on unknowingly.
